Reading “$2,000,000+”

The Census stops counting at $2,000,000. When the median owner-occupied home is at or above that line, the published figure is $2,000,000+, shown above for Southampton village, East Hampton village, Sagaponack, Wainscott and Water Mill. The true median could be much higher.

What stands out

  • Hampton Bays is the outlier on price. Its median home value is $735,400, under half of Bridgehampton’s $1,764,800, with a median age of 44.2 against 51.9.
  • Income and value do not move together. Quogue and East Quogue show the lowest median household incomes in the table, $89,896 and $93,710, while Remsenburg-Speonk and Southampton village show among the highest.
  • The youngest places are the largest. Springs (46.7), Hampton Bays (44.2) and Montauk (44.7) have the lowest median ages, and all three are among the places with the most year-round residents.

Seasonal ownership by hamlet

Value and use are linked. In Sagaponack, 76% of homes are classed seasonal, while in Springs the share is 27%. The seasonal homes page maps that across the East End, and the Census overview puts every measure on one page.
