Hamptons Year Round

Living in East Hampton year round

A village where most homes are seasonal but the services run all year: schools, an emergency department, and a Town Clerk who sells recycling permits.

The Village of East Hampton has 1,297 Census residents, and 63% of its homes are classed seasonal. The Town Clerk is at 159 Pantigo Road, Stony Brook runs an emergency department at 400 Pantigo Place, and the village keeps its own registry for short rentals. Anyone renting for the winter can see East Hampton rentals on Hamptons Key.

Renting here

The Census median gross rent is $2,620 across 173 renter households, 26% of the village. The median home value is $2,000,000+, the top code. Rental rules come in layers. The Town of East Hampton requires owners to register rental properties with its Building Department, and the Village keeps a separate seasonal rental registry for rentals of fewer than 120 days, so a year-round lease sits outside the Village’s registry. The rental permits page explains both.

Schools

The East Hampton Union Free School District runs three campuses with 1,870 students, and it is the high school for Montauk, Springs and Amagansett under a tuition contract. Read the district page for registration contacts, and the enrollment guide for what a renter may be asked to show.

Healthcare and town services

The Stony Brook East Hampton Emergency Department is at 400 Pantigo Place, open 24/7; see the emergency department page. Trash works differently here from Southampton Town. The Village has no garbage pickup, and its website lists a primary recycling permit at $115 and a secondary at $40, bought through the Town Clerk with proof of residency; read East Hampton’s permit rules. The Village Hall is at 86 Main Street. The East Hampton Library asks for proof of a street address and lists a current utility bill; call ahead if you rent a room.

Heat, power and internet

Utility gas serves 52% of households here, the second-highest share in the table after Southampton Village, with 24% on oil. Only 16% of working residents work from home, according to the Census; see internet on the East End if you do.

Winter

At Bridgehampton, the nearest long-record station, January averages a high of 39° and a low of 23°, and February is the snowiest month at 8.6 inches. Mid-December daylight lasts 9 h 16 min. Median household income here is $106,250 and the median age is 57.5. For the full year, see the almanac.
