Hamptons Year Round

Living in Southampton year round

The village with the South Fork's hospital, a K-12 district, gas heat for more than half its homes and a library that asks for six months' residency.

Published by Liberty Design Studio

The Village of Southampton has 4,621 Census residents. 55% of its homes are seasonal, and its median household income, $214,032, is the highest of the places on this site. It is also one of two villages where utility gas heats more than half of households, at 58%. If you are renting, see year-round homes in Southampton.

Renting here

The Census median gross rent is $2,437 across 265 renter households. The median home value is $2,000,000 or more, the top code. The Village Clerk is at 23 Main Street, 631-283-0247, weekdays 9 a.m. to 4 p.m.; the Town of Southampton’s Town Hall is at 116 Hampton Road. The Town’s rental permit rules are in rental permits; ask the Village Clerk whether a village rule also applies to your address.

Schools

The Southampton Union Free School District runs an elementary school, an intermediate school and a high school with 1,270 students in fall 2024. The district publishes a tenants’ list of proofs of residency: a lease or landlord statement plus any two of a listed set. See the district page and the enrollment guide.

Healthcare and services

Stony Brook Southampton Hospital, at 240 Meeting House Lane in the village, runs an emergency department that is open 24/7 and a designated stroke center; see the hospital page. Rogers Memorial Library gives cards to residents of the Southampton and Tuckahoe school districts who have lived or owned property there for a minimum of six full months, which matters for a winter renter, because a lease that runs September to May reaches six months in March. Trash in the Town is pay-per-bag with no permit; see Southampton Town’s green bags, and ask the village about its own arrangements.

Heat, power and internet

Utility gas serves 58% of households and oil 27%. Work-from-home is 25% of workers. See the heating guide and internet on the East End.

Winter

Use the Bridgehampton normals: a January average high of 39° and low of 23°. See the almanac for what recurs by month.
