Start with the filter, not the town. On Hamptons Key the year-round term is the one that matches a lease you can live in through the winter, and the monthly term covers shorter stays; both are on the year-round search and the monthly search. A summer-season listing runs Memorial Day to Labor Day and is the wrong tool for a winter. Once you have a short list, run the checks below.
1. Decide which terms you can live with
Hamptons Key shows each rental’s term exactly as the broker prints it. The labels you will meet are summer season (Memorial Day to Labor Day), individual months, “monthly” (ask the broker which months are open), and year-round. A winter rental can also be offered as the whole off-season, running from the week after Labor Day to Memorial Day weekend, as the winter rental page explains.
2. Pick towns where renters actually live
The Census counts renter households by place. Hampton Bays has 1,088 and Springs 916, the most of the eighteen places profiled on this site. Montauk has 344 and East Quogue 465. Amagansett has 57, Bridgehampton 43 and Wainscott 16. More renter households means more homes that have been leased to residents before, and a better chance of a lease with year-round terms. The rents by hamlet page shows the Census medians, and the town-by-town table links each town’s year-round search.
3. Check every listing
- Term and dates. Does the lease end before Memorial Day weekend, and can it renew?
- Permit. Ask for the rental permit number or registry number. How to verify it.
- Heat and power. Fuel, tank, hot water and who orders. The utilities checklist.
- Internet. Test it, or ask what provider serves the address. Internet on the East End.
- Trash and recycling. The town’s system decides what you buy and where you go. Permits and bags.
- Distance to care and school. The nearest hospital and your school district depend on the hamlet.
4. Know the money rules before you apply
New York caps a security deposit at one month’s rent and a credit and background check at $20, and a landlord must give you a copy of the report. Last month’s rent cannot be demanded on top of a deposit. These and the notice rules are in year-round lease basics.
5. Walk the street in winter
If the listing is in summer, go back in January. You will learn about the plowing, the dark, the neighbors who stay and the commute you will actually have. A one-month trial stay answers the same questions with a lease instead of a drive-by.
