Hamptons Year Round

Try a winter before you commit

A one-month test run in January or February: what to measure, what the weather and daylight numbers are, and how to book it.

Published by Liberty Design Studio

Rent one cold month before you sign anything longer. January and February tell you more than October does, because the evenings are long and the crowds are gone. You can search monthly rentals on Hamptons Key and compare them with the longer winter rental season leases.

Pick the month that tells you the most

January and February are the test. The 1991 to 2020 normals at Bridgehampton give an average high of 39° and low of 23° in January, with 7.2 inches of snow on average. February averages 8.6 inches of snow. At Montauk Airport the January average low is 28°, milder than inland.

Daylight shortens the day more than temperature does. On December 15 the sun rises at 7:07 a.m. and sets at 4:22 p.m., which is 9 h 16 min of daylight. By February 15 it sets at 5:22 p.m. See the almanac for each month.

What to test

Test What you are checking
A full work week from the rental Internet speed at your desk, phone coverage, where you take calls
A grocery and errand run on a weekday Drive time, what is open, how long it takes
A Saturday with nothing planned Whether the quiet reads as calm or lonely
A bad-weather day Roads, power, heat; see storms and power outages
One trip to the city and back What the journey costs in time; see Hamptons Commute
A doctor or pharmacy errand How far the nearest hospital is from the house

How to book a trial

Search monthly terms in two or three towns, since availability changes by hamlet. For a shortlist, use Hamptons Key rentals by town and filter to the months you need. Ask the broker three things: whether heat is included or metered, who arranges fuel delivery, and whether the owner holds a rental permit. The permit check explains the last one.

After the trial

If you stay, move to a year-round lease and use the lease basics before you sign. If you keep a city home as well, read the residency page first, because how many days you spend in each place has tax consequences.

Questions people ask

How long should a trial stay be?

Long enough to run a normal work week, a grocery trip, a weekend with no plans and one bad-weather day. A calendar month covers all four.

Where can I find a one-month rental?

Hamptons Key lists monthly rentals by town. Winter availability varies, so search several towns and ask the listing broker what the off-season rate includes.
